Know the island. Know the county.
Fort Myers Beach is home base, and I help buyers and sellers across Southwest Florida, from Fort Myers and Cape Coral to Bonita Springs and Estero. Each area has its own character, rules and market. Start wherever you're curious.

Fort Myers Beach, stretch by stretch
Fort Myers Beach (Estero Island)
Fort Myers Beach sits on Estero Island, a barrier island with three distinct stretches — the north end, mid-island, and the south end — each with its own feel, rental rules, and price character. Here's how a full-time island resident thinks about them.
The island overview →North End
The north end is the lively, walkable heart of Fort Myers Beach — closest to the entrance bridge, Times Square, and Margaritaville, and generally the island's higher price and rent district because it's mostly short-term rental.
Mid-Island
Mid-island is the practical, everyday-convenience stretch of Fort Myers Beach — the part of Estero Island where you'll find the Publix, a marina, and a handful of restaurants, making it an easy home base between the north and south ends.
South End
The south end of Fort Myers Beach is generally the quieter, more residential stretch of the island. It's mostly month-minimum rentals — though some condo-hotel buildings allow much shorter stays — and it's home to Santini Plaza, which is coming back with new stores and restaurants.
Beyond the bridge
Across Lee County
Buying on the mainland, or comparing before you commit to the island? Open a city to see its neighborhoods.
- Fort MyersFort Myers is the county seat of Lee County and the historic heart of Southwest Florida — known for the royal-palm-lined McGregor Boulevard, the Edison & Ford Winter Estates, and a revitalized downtown River District on the Caloosahatchee.
- Cape CoralCape Coral is one of Florida's largest and fastest-growing cities, famous for having more miles of navigable canals than anywhere in the world — a boater's paradise just across the river from Fort Myers.
- Bonita SpringsBonita Springs sits at the southern edge of Lee County, between Fort Myers and Naples — known for Gulf beaches like Bonita Beach and Barefoot Beach, the Imperial River, and a mix of upscale gated communities.
- EsteroEstero is a village between Bonita Springs and Fort Myers, incorporated in 2014 and built largely around master-planned communities — with Coconut Point and Miromar Outlets shopping, Hertz Arena, and Florida Gulf Coast University nearby.
- Sanibel IslandSanibel is a barrier island world-famous for its shelling beaches, the J.N. 'Ding' Darling National Wildlife Refuge, and a fiercely protected, low-key character — no high-rises, no stoplights, and a strong conservation ethic.
- Captiva IslandJust north of Sanibel, Captiva is a smaller, more exclusive barrier island with a resort feel — home to iconic restaurants and resorts and some of the area's most sought-after Gulf-front property.
- North Fort MyersNorth Fort Myers sits across the Caloosahatchee River from downtown Fort Myers — a more relaxed, established, and generally more affordable area with riverfront pockets and quick access to the city.
- Pine IslandPine Island — including Matlacha, Bokeelia, and St. James City — is Old Florida at its most authentic: a working waterfront and fishing community with no sand beaches (it's ringed by mangroves), the colorful artist village of Matlacha, and a distinctly slower pace.
- Lehigh AcresLehigh Acres is a large, primarily residential community in eastern Lee County — known for more affordable homes and new construction across a wide grid of homesites, popular with first-time buyers and those wanting more space inland.
- San Carlos ParkSan Carlos Park is an established, affordable residential community in south Lee County — near Florida Gulf Coast University and convenient to both Estero and Fort Myers.
