Logan Shea · Royal Shell Real Estate
Sell your home with Logan
I price your home right, put it in front of the right buyers, and negotiate you all the way to the closing table. On Fort Myers Beach and across Southwest Florida.
How I sell your home
Built for selling on the coast.
Selling in Southwest Florida after Ian isn't like selling anywhere else. Buyers ask about elevation, flood zones, insurance and what was rebuilt. I have those answers ready before your home hits the market.
Pricing from real sales
Your price comes from recent local sales and how your home compares on what buyers here actually care about: elevation, flood zone, rebuild status, and the water. Not an online estimate.
Flood & insurance answers up front
I gather the elevation certificate, flood zone and insurance details early, so a lender or insurer doesn't derail your sale halfway through escrow.
Marketing that finds buyers
Professional photography, full MLS exposure, and the Royal Shell Real Estate network and marketing behind your listing, plus the buyers I meet on the island.
I negotiate. Personally.
Every offer, inspection and appraisal issue comes through me. One person accountable for getting you to the closing table, and you always know where things stand.
From first call to closing
A straight conversation
We talk about your goals, your timeline and your home. No pressure, no obligation.
Your real number
I prepare an address-specific value from comparable sales, and we set a price strategy together.
Launch it right
Photos, flood and insurance paperwork, MLS and marketing, all ready before the first showing.
Negotiate to closing
I handle offers, inspections and appraisals, and keep you informed from listing day to closing day.
On the island
Condos, canal homes and Gulf-front property on Fort Myers Beach. I live here, so I know each building, the rental rules on each end of the island, and how the rebuild is changing values block by block.
See the Condo Finder →In town
Fort Myers, Cape Coral, Bonita Springs and Estero get the same treatment, plus exposure to the steady stream of buyers who start their search on the beach and end up buying a short drive inland.
Island or in town? →In my clients' words
“Logan was great. Couldn't ask for anything more. He was there to answer every single question we had. And trust me, we had a lot of questions being first time home buyers.”
“Logan was a joy to work with! He kept me informed all the way from listing to sale of the condo.”
“Logan Shea called us to ask if we had any need for the services of a realtor. As it happened, we did. The sale and closing went smoothly with no problems. All bases were covered. We enjoyed working with Logan. He was very responsive.”

Expired listing, foreclosure, inherited home, or need to move fast?
I handle the harder situations too, calmly and confidentially, and I can make a cash offer if speed matters most.

Seller questions
- Do you only sell homes on Fort Myers Beach?
- No. The island is my home base and most of my business, but I list and sell homes across Southwest Florida, including Fort Myers, Cape Coral, Bonita Springs and Estero. Every listing gets the same pricing work, marketing and personal negotiating.
- How do you price a home after Hurricane Ian?
- From real, recent comparable sales, adjusted for what matters most here now: elevation, flood zone, whether the home was rebuilt or elevated, its insurance picture, and its location on the water. Two homes on the same street can be worth very different amounts, so I price the specific home, not the neighborhood average.
- What do I need to have ready to sell?
- Usually your elevation certificate if you have one, any permits for repairs or rebuilding, your current insurance details, and HOA or condo documents if they apply. Don't worry if you're missing something. I'll help you track it down before we list.
- My home didn't sell with another agent. Can you help?
- Yes. Most expired listings come down to price, presentation or exposure, and all three are fixable. If your listing has expired, I'll give you an honest second opinion on what happened and what I'd do differently.
- Can I get a cash offer instead of listing?
- Yes. I personally buy homes and work with a network of vetted local investors, so I can put a real cash offer in front of you. Because I'm also a licensed agent, I'll show you honestly what a cash sale nets you versus listing on the open market, and you choose. If I'm the buyer, I'll disclose in writing up front that I'm a licensed real estate agent buying for myself.
