Island or in town?
Fell for Fort Myers Beach on vacation? Here's how island living compares with Fort Myers, Cape Coral, Bonita Springs and Estero, from someone who lives on the beach and sells all of them.
The island is my home and the heart of my business. But plenty of the people I meet here on vacation find their best fit a short drive inland: more space, newer homes, a boat in the backyard, or a golf community, with the beach still close. There's no wrong answer, just the one that fits how you want to live.
How they compare
The island · my home base
Fort Myers Beach
- The feel
- Barefoot, walkable island life on Estero Island, with sunsets over the Gulf, boating, and a rebuild that's reshaping the island block by block.
- The homes
- Gulf-front and bay-side condos, canal homes, and elevated new construction. Rental rules differ by end of the island.
- Best for
- Second-home owners, rental investors, and anyone who wants the beach as their front yard.
- The beach
- You're on it.
The city on the river
Fort Myers
- The feel
- Historic McGregor Boulevard, the downtown River District, established golf neighborhoods, and newer communities to the east.
- The homes
- Historic and riverfront homes, golf-course communities, downtown condos, and newer master-planned neighborhoods.
- Best for
- Full-time residents who want variety, convenience, and more space for the money than the islands.
- The beach
- Fort Myers Beach and Sanibel are a short drive.
The canal city
Cape Coral
- The feel
- A boater's town built around hundreds of miles of canals, with lots of newer construction across a big, spread-out city.
- The homes
- Gulf-access and freshwater canal homes, dry-lot single-family homes, and waterfront condos.
- Best for
- Boaters and buyers who want a pool home on the water with room to spread out.
- The beach
- Boat out to the Gulf, or drive to the island beaches.
Beach-and-golf, Naples-adjacent
Bonita Springs
- The feel
- Upscale and relaxed, with Bonita Beach on the Gulf side, gated golf communities inland, and Naples next door.
- The homes
- Gated golf and country-club communities, beach-close condos, and riverfront homes.
- Best for
- Buyers who want a polished golf-and-beach lifestyle between Fort Myers and Naples.
- The beach
- Bonita Beach is on the west side of town.
New, convenient, amenity-rich
Estero
- The feel
- A young village of master-planned communities, close to Coconut Point, Miromar Outlets, FGCU and I-75.
- The homes
- Newer homes, villas and condos inside gated communities with resort-style amenities.
- Best for
- Buyers who want newer, low-maintenance living and everything close by.

Frequently asked questions
- I'm on vacation on Fort Myers Beach. Can you show me homes on the mainland?
- Yes. I'm based on the island and work across Southwest Florida, so we can tour Fort Myers Beach and homes in Fort Myers, Cape Coral, Bonita Springs or Estero on the same trip. A lot of buyers I meet on the island end up deciding the best fit is in town.
- Is it better to buy on the island or in town?
- It depends on how you'll use the home. The island is unbeatable for beach life, second homes and vacation rentals, but flood zones, elevation and rental rules play a bigger role. In town you'll generally get more space and newer homes for the money, with the beach a short drive away. I'll walk you through the trade-offs for your situation, honestly, either way.
- How do flood zones and insurance compare between the island and the mainland?
- The barrier islands sit in higher-risk flood zones, so elevation, construction and flood insurance carry more weight there. Many mainland neighborhoods are on higher ground, but flood zones vary street by street everywhere in Southwest Florida. I pull the real flood zone and elevation picture for any home you're serious about before you commit.
- Can I buy a home in Southwest Florida without being here?
- Yes. Between live video walkthroughs, digital paperwork and local inspectors I trust, many buyers buy from out of town. I'll be your eyes and ears on the ground from the first showing through closing.
- Do you sell homes in Fort Myers, Cape Coral, Bonita Springs and Estero?
- Yes. Fort Myers Beach is my home base and most of my business, but I list and sell homes throughout Southwest Florida. Every listing gets the same pricing work, marketing and personal negotiating, wherever it is.
